Frequently Asked Questions
We analyze the following utility costs: electricity, natural gas, water, sewage, garbage, and direct assessments. (Direct assessments are line items, like a storm drain charge, that appear on property tax bills in California.)
Only businesses.
All work is contingency based, and we’re compensated as a percentage of savings.
The simple answer is yes, you probably are. We find that at least 70% of businesses are.
It usually takes about 3-4 months to complete a utility audit. Utility companies move quite slowly. All we need are copies of your bills for one month.
Good question, and basically it comes down to this. The engineering staff of any company has enough to deal with each day maintaining operational efficiency. Equipment breaks down, weather problems create emergencies that have to be immediately fixed, and each day it’s always something different. For accounting departments there are endless reports and then state audits. Who has time to spend hours on the phone with the utility companies and research obscure Public Utility Commission rulings?
We do this each and every day, and we have the experience of working on literally thousands of businesses and various governmental agencies. We know how the utility companies work, and how to deal with their bureaucracies.
None. We either find money or we don’t. It’s that simple.
Everywhere in the US. Some states work better for this than others and we can tell you if you contact us.
We will tell you from the beginning if there is a potential for savings or not. We’d rather turn away business than waste your time and ours. Please contact us and we can determine within 10-15 minutes if it makes sense to go further.

We have people who know the inside workings of the telecommunication giants. We know the games that are played on the other side of the table. And make no mistake about it, they are playing games. The only difference is that unlike Monopoly, the money is real.

We can do a preliminary study based on government data to determine which is best. We can tell you up-front if the numbers make sense.
For example, we’re finding the coastal areas of California, such as Monterey County, San Luis Obispo County, San Francisco, Mendocino County, Santa Cruz County and parts of Central California like Fresno are tremendous for wind generators. This is an area we’re particularly concentrating on right now.
It really depends on your particular location. Initially we send an engineer out to study your location and determine just what is needed. It makes no sense to just look at a glossy brochure and try to make a wild guess on what is right.
That might have been true years ago, but not today. The technology has changed, and there are tax credits available that weren’t at that time. We can also help with financing.
Just contact us. If we know your average electricity, and the locations of the properties you’re interested in, we can tell you what makes sense. If it does, we have an engineer do a site inspection. After that, we can present you a proposal showing what is recommended and the costs.
We find third-party suppliers appropriate for your usage patterns in the bidding process. This includes natural gas and/or electricity, depending on what is permitted in your state. We negotiate pricing and review contractual terms and conditions so you have consumer protection.
Mostly just get us the bills for one month. With letters of authorization we obtain prior histories and begin the process.
It really depends on your state. For some states, there’s little to no advantage by using another supplier. For other states you can reduce your costs by as much as 20%. The other factor depends on your energy consumption. For example, let’s say in your state you can only save about 5% using another supplier for natural gas. If your bills are $10k a month, why bother? If you bills are $50k or more a month it’s a different story.
It depends on how many facilities you manage and where they are located. It can be as a sharing of savings, or nothing to you as we’re paid by one of the energy suppliers. It really depends on what you have.
Contact us, tell us what you have and we can tell you if it makes sense or not. If it’s not right, we’ll tell in the beginning.
Energy efficiency auditing is where we conduct an engineering analysis to determine why you are wasting energy. This involves studying your equipment, how the equipment is used, examining your facility, the operations and in general, providing an objective fact-based analysis so you can accurately see how you can save money on energy costs.
We’re not in the business of selling new lighting systems or other energy efficiency devices. Our purpose is not to try and sell you an expensive bunch of equipment but to give you the information and knowledge you need to reduce your energy costs.
The work is done an hourly fee basis. The number of hours and extent of work depends of your particular situation. We can provide you with an estimate beforehand if you contact us and we can understand your situation better.
